Q1 2026 Real Estate Market Report for Prescott & the Quad Cities

As March took shape, the housing market across the Quad Cities continued to show signs of renewed activity, even as conditions remained measured in a few key areas. Buyers had more opportunities to engage as pending sales and closed transactions increased, while sellers still needed to remain mindful of pricing, presentation, and market timing. Although the market had not shifted into an overly aggressive pace, March reflected stronger momentum than had been seen earlier in the year.

Market Highlights from March 2026:

➡ Closed sales increased 27.9% year-over-year
➡ Pending sales increased 32.3% year-over-year
➡ New listings decreased 8.9% year-over-year
➡ The median sales price in March was $470,000, down from $510,000 a year ago
➡ There were 4.2 months of inventory in March, a 14.3% decrease from this time last year

So what does that mean if you’re thinking about making a move?

The biggest takeaway is that buyer activity is picking up. Pending sales and closed sales both saw strong year-over-year gains, while inventory tightened and showings increased. That tells us buyers are active, paying attention, and moving when the right home hits the market.

At the same time, this still is not a market where sellers can simply price high and expect immediate results. Homes are taking a bit longer to sell, and pricing trends were more mixed in March, which means strategy still matters. Buyers have more opportunities than they did in a highly competitive market, but well-priced homes in good condition are continuing to attract interest.
