Let's take a look at what happened in the July 2026 housing market across Prescott, Prescott Valley, Chino Valley, and Dewey-Humboldt. Every month, the Prescott Area Association of REALTORS® (PAAR) releases fresh numbers on sales, pricing, and inventory across our four communities, and this month's release gave us a real headline: a big jump in new listings that's changing the picture for buyers. Across all of PAAR, new listings jumped nearly 68% compared to a year ago, climbing from 301 up to 505. Total sales grew too, up 4.5% to 371, so buyers absorbed a lot of that new inventory instead of letting it pile up. Homes are also moving faster, with median days on market dropping from 44 to 39, and months' supply of inventory tightened to 4.9. The median sold price barely budged, up just 0.6% to $482,000. More choices for buyers, paired with a market that's still moving quickly. That's a healthy combination.

Prescott pulled back a bit this July. The median sold price dropped from $665,000 to $599,900, a real shift after a strong run of price growth, and homes took a little longer to sell, with days on market rising from 39 to 44. Sales and new listings both stayed roughly flat. This looks less like trouble and more like Prescott catching its breath after last year's pace.

For buyers: If Prescott proper has felt out of reach, this kind of pullback is worth watching closely. Get pre-approved now so you're ready to move when the right home shows up.

For sellers: Pricing to last year's numbers won't work anymore. A sharp, current comparison matters more than ever to land the right price the first time.

Prescott Valley is running hot. Sales climbed 13.1% even as new listings eased slightly, and homes are selling twelve days faster than they were a year ago. The median price rose to $480,000. This is the tightest, most competitive community in our coverage area right now.

For buyers: With days on market down to 33, well priced homes here aren't sitting long. Be ready to move quickly and decisively when you find the right fit.

Chino Valley posted the biggest gains anywhere in our coverage area this month. Sales jumped 29.6% year over year, matched closely by a 25.6% rise in new listings, so inventory and demand grew together and prices stayed steady even with all that added activity. Homes here are also selling fifteen days faster than a year ago.

Why it matters: More listings plus more sales at stable prices is about as healthy as a market gets. Chino Valley remains the value play for buyers who want acreage and room to breathe, and it's the kind of community we're proud to call home.

Dewey-Humboldt saw sales drop sharply, down 40% year over year, alongside a smaller 6.5% dip in new listings. Even so, the median price held firm and actually rose 3.7%. Fewer homes are changing hands here, but the ones that do are holding their value well.

Our Takeaway

July's numbers tell four different stories, not one. Prescott is cooling from an especially strong run, Prescott Valley and Chino Valley are both running hot in different ways, and Dewey-Humboldt is thinner but resilient on price. The region wide surge in new listings is the piece worth paying attention to. More homes are hitting the market, and buyers who felt boxed out earlier this year finally have real options. That's exactly the kind of nuance that gets lost if you're only looking at national headlines, and exactly why it's worth talking through your specific neighborhood and price range before you buy or sell.
