Let's take a look at what happened in the September 2026 housing market across the Prescott area. Every month, the Prescott Area Association of REALTORS® (PAAR) releases fresh numbers on sales, pricing, and inventory across Prescott, Prescott Valley, Chino Valley, and Dewey-Humboldt. This month's release gave us a lot to unpack. If you call the Prescott area home, or hope to soon, here's your insider look at how our local housing market is changing as we head into fall.

Fewer homes sold this September than last. But fewer homes hit the market, too. New listings dropped 17%, which pulled months' supply down from 5.5 to 4.7. The median price held steady at $480,000, and homes sold almost a week faster. Showings per listing also climbed from 2.8 to 3.1. Translation: buyers are still out there, they just have less to choose from.

"Prices jumped in Prescott Valley and Chino Valley, while Prescott and Dewey-Humboldt eased. Same region, very different Septembers."

Prescott had the biggest drop in sales anywhere in the region. Closings fell from 175 to 128. New listings only slipped a little, so more homes are sitting on the shelf compared to how many are selling. The median price eased 2.8% to $589,950. Time on market barely moved at 51 days.

For buyers: This is a good month to be shopping in Prescott. You have more choices and a bit more room to negotiate than you've had in a while. Take your time touring, and ask about seller concessions.

For sellers: Buyers have options here, so condition and price matter. Price it right from day one using current comps, not last year's. A well-prepped home still stands out.

Prescott Valley was the busiest spot in the region. It was the only community where sales went up, from 95 to 100. New listings fell more than 20% at the same time. Less supply plus more demand pushed the median price up 13.6% to $494,000. Homes sold 10 days faster, too.

For buyers: Good homes here aren't waiting around. Get pre-approved before you start touring, so you're ready to write a strong offer when the right one shows up.

For sellers: This is a seller-friendly month in Prescott Valley. If you've been on the fence about listing, it's worth a conversation about what your home could bring right now.

Chino Valley posted the biggest price gain in the region. The median sold price rose 15% to $444,900. Sales held flat at 35, but new listings dropped from 42 to 31. And homes sold 25 days faster than last September. That's a big shift for a market that used to give buyers plenty of time to think.

For buyers: Chino Valley is still more affordable than Prescott, and it's a great fit if you want space and acreage. Just know that homes are moving faster now. If you're new to well and septic, ask us to walk you through it before you start looking.

For sellers: Fewer listings and faster sales put you in a strong spot. A home that's ready to show could draw interest quickly.

Dewey-Humboldt saw the median price drop 16.3% to $345,000. Sales and new listings both dipped. Homes did sell two weeks faster, though. Keep in mind this is a small market. With only 20 sales in a month, a few lower-priced homes can swing the median a lot.

For buyers: If you're watching your budget, Dewey-Humboldt is worth a close look this fall. The median here came in more than $100,000 below the regional number.

Our Takeaway

September tells two stories. Prescott Valley and Chino Valley are heating up, with rising prices and faster sales. Prescott and Dewey-Humboldt are easing, which gives buyers a little more breathing room. Across the board, fewer new listings are keeping inventory tight. That's why the regional average only tells part of the story. Your neighborhood and price range matter most, so let's talk through yours before you make a move.
