Every month, the Prescott Area Association of REALTORS® (PAAR) releases fresh numbers on sales, pricing, and inventory across Prescott, Prescott Valley, Chino Valley, and Dewey-Humboldt, and this month's release gave us a clear read on where things stand. Across all of PAAR, sales eased a bit this August, from 343 a year ago down to 325. New listings held almost exactly steady, and the median sold price landed right where it was last August at $475,000. Homes are moving a touch faster too, with days on market down to 54 and months' supply tightening to 4.9. On paper, it's a market holding its ground.

Prescott saw fewer sales this August, down from 148 a year ago to 131. But the median sold price jumped to $655,000, up more than 10% from last August's $595,000. Homes are also selling faster, with days on market dropping from 57 to 49. Fewer buyers are closing, but the ones who are, are paying more and waiting less to do it.

For buyers: If you've been waiting for Prescott to soften, this isn't that moment. Get pre-approved now so you can move quickly when the right home comes up.

For sellers: Well-priced Prescott homes are selling faster and for more. This is a strong window to list.

Prescott Valley eased on nearly every front this August. Sales dipped slightly, new listings pulled back almost 10%, and the median price slipped to $455,000 from $468,995 a year ago. The one bright spot: homes are selling a week faster than they were last August, with days on market down to 36.

For buyers: This is a bit more breathing room than Prescott Valley has offered in a while. Worth a fresh look if the numbers didn't pencil out for you last year.

Chino Valley posted modest gains in sales and price this August, but the real headline is speed. Median days on market dropped from 85 a year ago to just 38, the biggest swing anywhere in the region. Sales ticked up to 36, and the median price rose to $470,000.

Why it matters: A market that used to take almost three months to sell a home is now moving in about five weeks. Chino Valley's value and elbow room are finally getting recognized.

Dewey-Humboldt was the most active submarket in the region this August. Sales jumped more than 42%, climbing from 19 a year ago to 27. That surge came with some price give-back, though, with the median sold price dipping to $379,900 from $410,000 and days on market ticking up slightly to 65.

Our Takeaway

August didn't move the region much on paper, but each of our four communities is behaving differently under the hood. Prescott is thinner on sales but stronger on price. Prescott Valley is cooling gently across the board. Chino Valley is quietly becoming one of the fastest-moving markets in the county. And Dewey-Humboldt is seeing a real jump in activity, even if pricing gave a little back. Whatever you're considering, buying or selling, the number that matters most is the one in your neighborhood, not the regional average.
